Every calculator here is built from the underlying formulas — amortization, annuity math, IRS and
HUD rules where they apply — and checked against published reference examples before release; where
a reference's own shortcut differs from the governing rule (it happens), the page follows the rule
and says so. Results are planning estimates: a lender's quote can differ by rounding, fees, and
the day's rates. The library grows in search-demand order — mortgage, real estate and auto are
the deepest sections today, and investment and retirement tools are being added steadily.
Are these calculators free?
Yes — no sign-up, and everything runs in your browser. Nothing you type is sent to a server.
How accurate are they?
Verified against published reference results to the cent before release. Treat them as precise planning estimates — final quotes still depend on your lender, fees, and current rates.
Can I save or share a calculation?
Yes — calculators update the URL with your inputs and most offer a Copy Share Link button. Anyone opening the link sees your exact numbers prefilled.
